CFPB Updates ‘Your Home Loan Toolkit’ for Mortgage Lenders and Brokers

The Consumer Financial Protection Bureau has released an updated version of its Your Home Loan Toolkit, giving mortgage lenders, brokers, and compliance teams revised materials to incorporate into their mortgage disclosure processes.

The CFPB’s compliance resources page lists the toolkit as last updated in August 2026 and provides new print-ready and web-enabled versions in English and Spanish. The booklet is required under Regulation X and Regulation Z and is intended to help homebuyers understand the mortgage process and the costs associated with real estate settlement services.

Lenders Can Begin Using Updated Toolkit Immediately

The CFPB said mortgage companies can begin using the revised toolkit immediately. Institutions with existing supplies of an earlier version may continue using those materials until their inventory is exhausted. When companies reprint the booklet, however, they should use the CFPB’s most recent version.

The bureau also provides web-enabled files for electronic delivery and allows companies to use a suitable substitute that satisfies the applicable requirements. Instructions are available for organizations that want to add their own logo to the toolkit.

Under the federal mortgage disclosure framework, the special information booklet generally must be provided to consumers after they apply for a covered home purchase loan. CFPB materials explain that lenders must provide the toolkit within three business days after application.

The bureau also encourages lenders and other market participants to make the toolkit available earlier in the home or mortgage shopping process.

Compliance Teams Should Review Disclosure Systems

For mortgage lenders and brokers, the update creates several practical implementation considerations.

Compliance teams should confirm that loan origination and electronic disclosure systems contain the current version of the toolkit. Organizations using printed copies should also review existing inventory and ensure that future print orders use the updated CFPB files.

The toolkit accompanies the broader mortgage disclosure framework built around the Loan Estimate and Closing Disclosure. It provides consumers with information and worksheets covering mortgage shopping, affordability, closing costs, and other parts of the homebuying process.

For receivables and financial services companies involved in mortgage operations, servicing, or compliance support, the update is another reason to review document controls and vendor processes to ensure current CFPB materials are being used when required.
